It is more important to have the house inspected before it’s five years old so that any defects can be rectified before the builders warranty expires. There is generally poor workmanship that we have detected from a building inspection with homes that are not very old and even new homes.
It can cost you thousands of dollars if termites are not detected however are present. We have the latest technology to help detect if termites are present. For an extra fee we can use our Thermal Imaging Camera during the inspection which will help guarantee if termites exist at the property.
If there was termite damage or evidence found to the house, you would need a builder to determine the damage to structural timbers to determine if the house is structurally sound and what was required to be fixed with cost of repairs.
We are covered by professional indemnity insurance in case of negligence. Please ask us for a copy of our Certificate of Currency. We also have public liability insurance.
It depends on the size of the property, but it can be as little as one hour for a small apartment or up to three or four hours for a large house.
Travel expenses and fees may apply if the property is located more than 40km from our office in Revesby, Sydney.
We encourage you to be present during the inspection if possible as you will gain a better understanding of the process and of the report.
The report will be supplied to you with in 24-48 hours. Reports can also be made available same-day if requested.
After property details are obtained including the area, size of the building/property and urgency of report a quote will be issued.
It is company policy to receive payment upon ordering your inspection, preferably credit card. For cancellation of inspections, we require 12 hours notice, otherwise the full fee applies. You can arrange a solicitor or conveyancer to order the report on your behalf and we will settle the account with them.
